Foreign investment in Swedish real estate has been steadily increasing since the first major transaction took place in the late 1990s. Capital inflows in the five years to 2004 totaled € 12 billion/$ 16 billion. Investments in 2004 were the second-highest ever recorded at € 2.8 billion/$ 3.6 billion. By value, cross-border investments accounted for nearly 30 percent of total transactions.
