There are six houses that are living quarters for eight families or individuals. Apart from those, there is a guest-house, laundry, gym/rest-room, office, canteen, sauna and guard booth that all have to be maintained.
The inventories in the houses is quite new and in good condition and the condition of the houses is expected to be the same until the end of the contract period.
The plants in the garden are new and expected to be changed and well kept so that the garden always looks representative.
There is one guard on duty at all times. During the night – from 22.00 hours until 07.00 hours there are two guards on duty. These guards will have their training on the spot.
The management will decide the amount of the rents, which differ. They are, however, not expected to change until the end of the leases and preferably not during the whole contract period. A maximum rent sum for one house (the largest) is now set at USD 2.200/month. Possible changes in rent as well as new tenants always have to be approved of beforehand by the Embassy of Sweden in Hanoi.
